A public hearing will be held before the Town of Victor Zoning Board of Appeals on Monday October 21, 2013 at 7:05 p.m. at the Victor Town Hall, 85 East Main Street, Victor, New York, to consider the following applications:
1. The application of PEL Associates, 360 Jefferson Road, Rochester, New York for an area variance to the Town of Victor Zoning Code (See Section 211-32A(2)(c)[a] and Schedule II Area & Height Requirements) for Rochester Linoleum & Carpet located at 7398 State Route 96 to allow a front setback of 21.6’ from the proposed building addition to the right-of-way of Rowley Road whereas 80’ is required; a front setback of 7.2’ from the proposed parking lot to the right-of-way of Rowley Road and a front setback of 0’ from the proposed parking lot to the right-of-way of State Route 96 whereas 80’ is required. The property is zoned Commercial and is owned by the applicant.
2. The application of 7235 Route 96 Inc., ATTN: Eric Ferri, 7217 State Route 96, Victor, New York, for an area variance to the Town of Victor Zoning Code (See Section 211-32A. (2)(a), 211-32A. (2)(d)[b], 211-32B) to allow drive aisle to be 24’ wide whereas 26’ wide is required, to allow pavement to be installed to the property line to the north whereas 10’ separation is required and to allow 89 parking spaces whereas 108 spaces are required. Also modification to a variance previously granted in 2006 to allow a 18’ front setback for pavement from the right-of-way whereas 35’ was granted and to allow encroachment of pavement and building within the 100’ wetland buffer whereas just pavement was granted previously. The property is located at 7217 State Route 96, is zoned Commercial/Light Industrial and is owned by the applicant.
