A public hearing will be held before the Village of Victor Zoning Board of Appeals on Thursday, November 20, 2014, at 7:00 p.m., in the Village Hall, 60 East Main Street, Victor, New York, to consider:
1.) The application of David R. Soule, 16 Rawson Road, for an area variance to the Village of Victor Zoning Code to build a garage at 16 Rawson Road. The property is situated in an R-3 district. The R-3 district regulations for single family homes refer to the regulations in the R-2 district. See Section 170-12. B. The applicant is seeking an area variance to have a 15.5’ x 24’ two story accessory structure (372 sq. ft.) placed 1 foot from the right side and 5’ from the rear property lines, whereas the code requires 10’ setbacks. See Section 170-11. G. Presuming the existing shed is removed, the total footprint of the house and the proposed garage is 918 sq. ft., or approximately 28% of the lot size. The code requires no more than 30% lot coverage. The applicant has provided a conceptual plan for a future 139 sq. ft. addition to the house, which would bring the aggregate building square footage on the lot to approximately 32%. See section 170-11. F. The applicant is seeking an area variance for the reduced setbacks for the accessory structure and possibly for the increased lot percentage for the future addition.
